An appraisal is a licensed appraiser's opinion of a home's market value based on comparable recent sales of homes in the neighborhood. Appraisals are usually ordered on behalf of a buyer's lender to protect the interests of the lender.

Zillow and Redfin miss the subjective portions of appraisal and small pieces of the objective parts like: interior upgrades, better build materials, bigger driveway etc. Zillow and Redfin do capture market comps, market trends and sq ft of a home which is why their estimates are often in the ball park. Redfin also provides Zillow’s Zestimates at the bottom of each listing now, along with another third-party appraisal from eappraisal.com. Not only that, but they also provide solid square footage data, which makes it easier to dig into the values of the properties you’re considering.
